Southlake Fence Requirements
In Southlake, you need a permit for fences over 7 feet, masonry fences, pool barriers, front-yard and subdivision fences, and fences in a floodplain. The permit fee is $100. Pool barriers must be at least 48 inches tall. S&B Fencing pulls the permit whenever Southlake requires one, and you provide the property site plan.
We check Southlake's requirements for your property at your free on-site visit.
Permits and Paperwork4 requirements
- Masonry fences or retaining walls 48 inches or more from the bottom of the footing, and brick or stone columns, need a permit and a sealed engineered design. Some major-road areas require masonry.
- Fences over 8 feet from grade need a zoning variance. Rear-yard fences at least 10 feet inside the property line may reach 14 feet before a variance is needed.
- We pull the permit whenever Southlake requires one.
- You provide the property site plan.
Materials and Finished Side2 requirements
- Subdivision perimeter fences must match zoning requirements, including material. The city tells residents to check HOA covenants.
- Check replacement thresholds, front-yard limits and finished-side requirements with the City of Southlake.
Pools1 requirement
- Pool openings block a 4-inch sphere. Pedestrian gates open outward away from the pool; self-latching releases are at least 54 inches when operated from outside.
HOA Approval
Your right to fence
HOAs Can't Ban Perimeter Fences
Texas Property Code §202.023 stops an HOA from banning a perimeter fence used for security. The HOA can still regulate the fence type.

New Limits Since September 1, 2025
HOA covenants can prohibit fences in front of the house's front building line and fences that block sidewalks or drainage, and can require driveway gates set back 10 feet. Fences built before that date can stay and be maintained.

The HOA Has to Explain a Denial
For HOAs with more than 40 lots, §209.00505 requires a denial to give the reasons and the changes needed. You can ask for a board hearing within 30 days. The law sets no decision deadline. That comes from your HOA's own requirements.
